In January, the sale of homes increased by 11.5% compared to the same month of the previous year, reaching 55,344 units. Additionally, the granting of mortgage loans for home purchases rose by 23.8%, totaling 28,127 operations, according to data from the General Council of Notaries.
The average price per square meter was 1,860 euros, marking a 6.1% annual increase, with the highest advances seen in the Canary Islands (+20.7%) and Extremadura (+20.7%).
By type of dwelling, the sales of apartments increased by 8.8% year-on-year, reaching 42,129 units, while single-family homes saw a 20.9% year-on-year increase, totaling 13,215 units.
Specifically, apartment prices rose by 8.7% compared to the same month of the previous year, reaching 2,117 euros per square meter, while the price of single-family homes reached 1,410 euros (+3.1%).
THE SALE ONLY FELL IN NAVARRA
Home sales increased in 16 autonomous communities and only declined in Navarra (by 13.9%), with increases above the average in La Rioja (+29.1%), Castilla-La Mancha (+24.8%), Extremadura (+21.3%), the Basque Country (+21.1%), Castilla y León (+20.2%), Catalonia (+19.4%), Murcia (+17.3%), and the Balearic Islands (+17.2%).
On the other hand, the increases were below the average in Andalusia (+10%), Cantabria (+8.9%), Galicia (+8.7%), the Valencian Community (+8.3%), Aragon (+8%), Asturias (+6.6%), Madrid (+3%), and the Canary Islands (+1.9%).
IN 14 AUTONOMOUS COMMUNITIES, THE PRICE ROSE
In 14 autonomous communities, there was an increase in housing prices, while in the remaining three, prices decreased, with declines in Navarra (-3.8%), Castilla-La Mancha (-2.1%), and Galicia (-1%).
In terms of magnitude, housing prices saw double-digit increases in the Canary Islands (+20.7%), Extremadura (+20.7%), Murcia (+15.6%), the Valencian Community (+11.8%), and the Balearic Islands (+10.9%).
Significant increases were also observed in La Rioja (+10.5%), Madrid (+9.3%), Cantabria (+8.4%), the Basque Country (+7.2%), Castilla y León (+5.6%), and Catalonia (+4.4%).
INCREASE IN LOANS
Mortgage loans for home purchases grew by 23.8% year-on-year in Spain, totaling 28,127 operations. The average amount of these loans increased by 10.9% year-on-year, reaching an average of 163,338 euros.
The percentage of home purchases financed through a mortgage loan was 50.8%. In these financed purchases, the loan amount accounted for an average of 72.1% of the price.
Loans increased in 16 autonomous communities, with a decrease observed in Navarra (-10.1%). The largest increases were seen in La Rioja (+80.4%), Castilla y León (+37.8%), and Catalonia (+31.4%).
The average amount of new mortgage loans for home purchases varied across autonomous communities, with increases in 15 communities and decreases in the remaining two.
Notable increases were observed in Madrid (18.4%) and La Rioja (16.7%), while decreases were seen in Asturias (-14.5%) and Navarra (-4.3%).
